Sitting at 7,400 feet elevation, this prestigious ranch is now for sale.
For several decades this ranch has been a horse lover’s destination. People have come from all over the world to enjoy the peace and serenity this property offers coupled with horsemanship and education from world-renowned horseman, Pat Parelli. The Parelli Center of Natural Horsemanship has called this property home since 1995.
Equine improvements on this property are conducive to anyone operating horsemanship type training. However, multiple large arenas and training areas offer themselves nicely to hosting a wide variety of equine related activities; cutting horse training, team roping, barrel racing reining, dressage, working ranch horse and many other horse related clinics.
Multiple events could be hosted on the property simultaneously while attendees can stay on site in one of the guest cabins, RV sites or camping areas. There are numerous outdoor stalls, round pens, tack rooms, wash bays, training areas, two full size arenas, one warm up or training arena that is covered, 12 stall horse barn with a tack room, and 2 lean to horse stalls beside the covered arena. The covered arena has lights and is ¾ covered. The north end opens to an incredible panorama view of the San Juan Mountains to the north.
MOUNTAIN HOME
The main home on the ranch is a log sided home with quality finishes inside including tiled floors and solid granite slab kitchen counters. The kitchen features high end stainless steel appliances. There are 2 bedrooms, 1 full bathroom and a ¾ bathroom. Part of the ranch home was converted to offices, but could very easily be changed back into living area which would add 2 more bedrooms and another 1/2 bathroom. A very nice, covered patio with fire pit and outdoor furniture on the south side is a great place to spend the evenings as the sun goes down.
Colorado Cattle Ranch with Pasture, Hay Ground & Ponds
With 318 acres of deeded land and the 328 acres of state leased land there is plenty of pasture for grazing some cattle. The meadows in the valley could be put back into hay production if one desired as the meadows are all sub-irrigated. Currently they are used for cattle pasture but grow some nice mountain hay.
There are many spring fed ponds on the property that are somewhat seasonal depending on the drought currently they are all holding some water. No barbed wire exists on this ranch as miles of barbed wire fencing was removed in favor of horse and livestock friendly “saw buck” fencing.
