Colorado Homestead Ranch does not own any water rights. There are two existing wells according to Colorado Division of Water Resources records registered with this ranch. Well permit # 207425 is listed as 38′ deep with a 50 gallon per minute production rate and was permitted in 1952. Well permit # 207426 is listed as being 60′ deep with a 50 gallon per minute production rate and was permitted in 1963. Any mineral rights owned by Colorado Homestead Ranch will be conveyed with the property, but owner is not representing ownership.
AGRICULTURAL ZONING & CURRENT USE
Colorado Homestead Cattle Ranch is zoned agricultural resulting in low property taxes. It is currently being used as a cattle ranch. The current owner winters cows from October 15th to June 1st on the ranch and on the adjacent BLM land with the grazing permits. The BLM permit has Wilson Creek running through it which has always provided water, and there is also a well with a solar pump on it providing additional water for livestock. The cows are moved to summer pastures in June. Fremont County also has reasonable building requirements, especially for agricultural buildings.
