The 2N Ranch, operated by the Nicholson family for over a century, is now offered for sale. Located along the northern boundary of the town of Dodson, in Phillips County Montana, this ranch has a rich history in the development of the area including the Dodson and Phillips County Irrigation System and the Phillips County Fair grounds, which adjoins the ranch and where the local fair has operated continuously for 103 years.
The 2N Ranch consists of 2,323.2 +/- contiguous deeded acres. 259+/- of these acres are flood irrigated with water from the North Dodson Irrigation District two to three times per year and utilized for grazing purposes. An efficient flood irrigation system has been created and is currently in use by the owner/operator of the property. The remaining acres are native range land.
Water on the ranch is typically plentiful throughout. Dodson Creek runs the length of the property, kept full much of the year by the area’s average 15” to 19” of precipitation per year. A large dam is located at the north end of the property, with another on the south. A well located at the midpoint of the property runs with the assistance of a propane generator. A second well on the south end of the property was drilled but hasn’t been developed further.
Improvements on the property consist of two mobile homes, a calving shed, hip roof barn, shop, equipment shed, a modest set of working corrals and 4 large pens that could possibly be converted and utilized as a feedlot. All water to improvements come from Dodson city water system.
