PROPERTY LOCATION: The property is located 5 miles southwest of Bethany, MO on U.S. Hwy 136, then 1 mile south on State Hwy BB, to W 330th St.  Farm is located on the east side of BB Hwy, (Watch for Auction Signs).

ORDER OF AUCTION: The 440+/- acres is being offered in five individual tracts and the entire farm as follows:

  1. TRACT 1 = 80+/- ACRES

  2. TRACT 2 = 80+/- ACRES

  3. TRACT 3 = 80+/- ACRES

  4. TRACT 4 = 80+/- ACRES

  5. TRACT 5 = 120+/- ACRES

  6. TRACT 6 = 440+/- ACRES (entire farm) 

Bidders have the ability to bid on each tract throughout the auction. All tracts will remain open for bids until all bidding has ceased at the close of auction. The property may be sold in the manner that nets the highest sales price for the Seller, at the Seller’s sole discretion.

TRACTS DESCRIPTION: 440+/- acres offered in (6 TRACTS), more specifically described as follows:

Lots of wildlife in the area and a very nice pond, along with the Fleenor Branch creek running through the bottom. There are 64.97 acres of CRP paying $107.51 per/acre with an annual income of $6,985.00 CRP, thru 2022.

TRACT 2: is 80+/- acres of native grass pasture that sets at the east end of Tract 1. There is a nice line of timber running through the middle along Fleenor Branch creek, and there is a pond in the northeast corner. Excellent cover for deer and turkey, and a very nice view on the south side of the tract. There are 38.94 acres of CRP paying $107.51 per/acre thru 2022, and 20.61 acres of CRP paying $126.41 per/acre thru 2021.  Combined CRP annual income is $6,791.00.

TRACT 3: is 80+/- acres that adjoins Tract 2 on the east and is the southeast boundary of the entire farm. Fleenor Branch creek runs across the center of this tract and there is a pond on the southern end. Tracts 2 & 3 are accessed by gravel road (W. 340th St) on the south. We saw multiple turkey and deer on this tract during inspection. This tract has a large amount of formerly tillable acres which could produce great income.  There are 45.48 acres of CRP paying $107.51 per/acre thru 2022, and 27.46 acres of CRP paying $126.41 per/acre thru 2021.  Combined CRP annual income is $8,360.00.

TRACT 4: is 80+/- acres that is very attractive rolling native pasture with highway frontage on the west and a gravel road on the north. There are two stock ponds on the tract with Fleenor Branch creek running across the southwest portion.  This property borders Tract 1 to the north and offers beautiful building sites with sufficient elevation to see for miles. There are 58.57 acres of CRP paying $107.51 per/acre thru 2022, and 3.2 acres of CRP paying $120.00 per/acre thru 2023, and 2.1 acres of CRP paying $134.89 per/acre thru 2024.  Combined CRP annual income is $6,983.00.

TRACT 5: is 120+/- acres that adjoins Tract 4 on the east, and is the northeast boundary of the farm. The top of the hill that runs north/south overlooks a nice pond and offers the highest point of elevation on the farm at 990ft. TRACT 6: is 440+/- acres (Entire Farm) and has it all with multiple ponds, Fleenor Branch creek, timber lined bottoms, rolling topography, high elevation home sites, excellent access, wildlife and much more.  Important Note: If the farm is purchased in its entirety, the Seller is willing to cleanup the property at the Seller’s expense, and offer a (3 year) cash rent lease at a rate of $150.00 per/acre, after the current CRP contract(s) expire, subject to approval of winning bid. The total CRP acres is 382.5, according to the Harrison County FSA Office and will include all of the CRP payment information listed above. FSA INFORMATION: The Harrison County, Missouri FSA Office is still taking signup applications for the current CRP program. According to the FSA office, rates are predicted to increase. SURVEY: In the event any purchased tract requires a survey to determine the legal description, the cost of the survey will be paid by the seller.  If the same buyer or entity purchases two (2) or more adjoining tracts and no survey is required to separate said tracts, then any additional survey desired by the buyer will be at the buyer’s sole discretion and cost.

TAXES: The current year’s taxes will be prorated to the day of closing.  All previous years taxes will be paid by Seller.

MINERALS: All mineral rights owned by sellers (if any) shall transfer with the surface.   

PERSONAL PROPERTY: Any livestock or farm equipment, hunting equipment, and personal property currently located on the farm does not sell and may be removed prior to closing and possession.
