How Paramount’s Show Yellowstone is Changing Montana’s Real Estate

“Yellowstone” swept the entire nation and allowed the viewers to immerse themselves in the realities of the Wild West living. Filmed largely in the state of Montana, the show offers a glimpse of real ranch living and the views, nature, and raw beauty of the landscapes that only Montana can offer. 

1. THE ECONOMIC IMPACT OF FILMING YELLOWSTONE IN MONTANA

Based on the data provided by Paramount, the 4th season included $72 million dollar production spending in the state with another $85 million to be estimated as an economic boost to the local businesses.  
This estimate does not include the free advertising that the state received from millions of viewers simply tuning in to watch the show. The biggest winners here are the hospitality and real estate industries. 

2. RESHAPING MONTANA'S REAL ESTATE MARKET

The Big Sky state has been the eighth smallest state in the nation by population, but the latest rural migration trend causes the state’s growth by 9.6% according to the US Census between 2010-20.

The show Yellowstone is set in Bozeman, Montana where a clear influx of median single-family homes cost can be seen.  State’s locals are noticing a lot of wealthy individuals from California and other surrounding states purchasing large ranches. 

Overall, the cost of housing and rent in Montana is increasing, which is not only related to the popularity of the show but also the reality of the population boom. 

3. WHERE IS THE REAL YELLOWSTONE RANCH LOCATED?

The show is filmed at the Chief Joseph Ranch located near Darby Montana.  It is a fully operational ranch with an extremely rich history. According to the Chief Joseph Ranch website, the property was originally inhabited by the Samish Native American Tribe and was homesteaded by the settlers in the 1880s and called the Shelton Ranch.  It was purchased in 1914 and became the Ford-Hollister Ranch. Finally, in 1950a the ranch was sold and renamed the Chief Joseph Ranch in honor of the  Nez Perce Chief and his original journey through the property. 

You can visit the ranch and stay in one of the two cabins – Lee Dutton’s Cabin or Rip’s Cabin. The tour of the ranch and the set are included with each reservation. 

How big is the Yellowstone Ranch? 

The Chief Joseph Ranch is approximately 2,500 acres which would be a fraction of the fictional Yellowstone ranch which is said to be the largest ranch in the US under one fence, according to the show.  The show does not offer an exact number but it does mention that it is larger than the 776,900-acre state of Rhode Island. With King Ranch being 825,000 acres and knowing that Yellowstone would have to be slightly larger, at $10,000 an acre as the show speculates, the Yellowstone ranch would be worth over $8 billion dollars. 

What is the Season 5 air date for Yellowstone? 

The fifth season of Yellowstone will debut on Sunday, November 1, 2022.
